How can I pay?
We have three easy ways to pay:
- By bank transfer. You'll find our bank details on our invoice.
- We can process your payment over the phone, just give us a call
- We can send you a direct debit setup form that automatically charges your nominated credit card or bank account when a new invoice comes due. Contact our friendly team to request this
How often do I pay?
Whatever works for you, you can pay weekly, monthly or annually – we will work with you to find the payment frequency that works best for you.
What is the minimum rental period?
We offer flexible rental terms from one week upwards.
What is the maximum rental period?
You can rent a storage space with us for as long as you like, we have flexible short and long term contract options.
What size are the spaces?
We have a number of different rental space sizes, please see our Storage Sizes for more information.
What if I choose the wrong size?
No problem, our friendly staff will be able to assist you and can discuss other Storage Space Sizes we have on offer that might be more suitable.
Are my goods insured when stored with you?
No, unfortunately Eco-Self Storage cannot provide insurance, we recommend taking out your own insurance policy for coverage. Many home insurance policies have an option to insure contents stored in a storage centre, we recommend checking with your insurer to see if this is something they can do.
How often can I access my goods?
Your access card grants you access to the building from 5am – 10pm 365 days a year.
Is the site secure?
At Eco Centre Storage, we prioritise the safety and security of your belongings. Our facility features a swipe card access system for controlled entry and exit, ensuring only authorised individuals can access the site. Additionally, we have 24/7 CCTV surveillance throughout the entire premises, providing constant monitoring and peace of mind.
Is Eco-Self Storage Sustainable?
Eco Centre Self Storage has been environmentally designed for cooler storage at competitive rates. Our thermally efficient storage sheds feature insulated roofs with heat extractors, providing a cooler alternative to typical storage units and our elevated location ensures your valuable possessions remain high, dry, and flood-free.
What can I store in my Storage Space?
You can store almost anything in your space. The exceptions are illegal substances, perishable items, hazardous materials, firearms, explosives, and flammable materials.
How much notice do I have to give when moving out?
Typically we require 14 days notice of any move out
Can I arrange access outside of regular hours?
Yes, please contact our staff at 07 3807 0096 or sales@ecoselfstorage.com.au to discuss this, we will do our best to come to an arrangement. A fee may apply.
Do you provide boat or vehicle storage?
Yes we do. Spots are limited so please contact our staff at 07 3807 0096 or sales@ecoselfstorage.com.au.
Can staff assist me in moving goods in and out of Storage?
Our staff are not permitted to lift or move customer items or assist with loading or unloading of such items. We are able to provide you use of our lift and on site trolleys to help you get your items to the right space.
Can I buy boxes and packing supplies through you?
Yes, we have a range of boxes, tapes and padlocks available to purchase on site.

Will my deposit be refunded?
Yes, provided your account is up to date and you return your access card in good usable condition your deposit will be refunded at the end of your lease.

Terms & Conditions
1. Definitions
1.1 “ESS” refers to Shed Five Pty Ltd trading as Eco Self Storage, located at 5 / 6 Quinns Hill Road East, Stapylton, QLD 4207, Australia.
1.2 “Customer” refers to any individual or entity renting Storage Space from ESS.
1.3 “Default” means any time that the Customers Account is more than 7 days in arrears.
1.4 “Due Date” means the first day of any rental period or any other date as agreed between the parties.
1.5 “Goods” refers to any items stored by the Customer at ESS.
1.6 “Storage Agreement” or “Agreement” refers to the contract entered into between ESS and the Customer.
1.7 “Storage Fee” refers to the fee charged by ESS on an ongoing basis for access to the Storage Space.
1.8 “Storage Space” refers to the space(s) assigned to the Customer under the Storage Agreement.
2. Storage Agreement
2.1 These terms and conditions should be viewed together with the Storage Agreement, that together form the agreement between the Customer and ESS.
2.2 By renting Storage Space from ESS, the Customer agrees to abide by these Terms and Conditions.
2.3 ESS reserves the right to amend these Terms and Conditions at any time, with changes becoming effective 28 days after notice to the Customer.
3. Costs and Fees
3.1 The Customer agrees to pay the Storage Fee as specified in the Storage Agreement in advance.
3.2 Late payments will incur additional charges or penalties as specified in the Storage Agreement or as allowed by law.
3.3 The Customer will be required to pay a deposit for the issuance of a swipe card that is needed to enter the premises. This deposit is fully refundable after the rental period is finalised as long as the card is returned in operational condition.
3.4 Where the Customer is paying any fees by bank transfer, or any other payment method that is not initiated by ESS, ESS will only credit their account once cleared funds have arrived in ESS's bank account and after confirming which Customer the payment relates to, based on payment references and remittances received.
3.5 Various payment methods may incur merchant and/or transaction fees. Any transaction and/or merchant fees will be borne by the Customer and debited to their account at the time of transfer. Should the Customer wish to avoid paying merchant fees they are able to transfer their funds via direct bank transfer.
3.6 The ongoing Storage Fee will be reviewed annually and may be increased with no less than 28 days written notice. In the event that the Customer does not accept the increased Storage Fee they may, before the expiration of the 28 days period and after giving 24 hours notice, terminate the Storage Agreement and vacate without penalty. In this instance, the Customer will be reimbursed any prepaid Storage Fees extending beyond the 28 day period.
3.7 A Cleaning Fee is debited at the time of entering into this agreement. This covers normal Storage Area cleaning and disinfecting at the end of the rental period. In the event that the Storage Space is left in an unreasonable state there may be additional cleaning fees charged.
3.8 The Customer's liability for outstanding charges under this Agreement, including any damages or disposal costs, continues to survive beyond the termination of this Agreement.
4. Access
4.1 The Customer has unlimited access to the Storage Space between 5am to 10pm, 7 days a week.
4.2 Access outside of regular hours may be available under certain circumstances. This will require advanced notice and will be subject to additional fees.
4.3 The Customer consents to inspection and entry of the Storage Space by ESS provided that ESS gives 7 days notice.
4.4 In the event of an emergency situation where property or life could be reasonably expected to be in danger; or where required by law, ESS may use any necessary force to enter the Storage Space without the knowledge of the Customer. In this instance, ESS shall notify the Customer as soon as practicable after the event. The Customer herein consents to such entry.
4.5 In the event that ESS is legally compelled to allow access to a third party to the Storage Space and the Goods contained within it, the Customer indemnifies ESS against any damages or losses that are caused by them or any other party.
4.6 In circumstances where ESS reasonably suspects a breach of the law or potential for damage to the Premises or other Customers Goods, ESS may at its discretion and without notice to the Customer either open their Storage Space or use a camera or other viewing or recording device to view and/or record the inside. Any images obtained may be relied upon by ESS to take any action authorised under this Agreement, including terminating this Agreement and/or cooperating with enforcement agencies and other authorities without notice .
4.7 Any attempt to enter the premises whilst under the influence of alcohol or drugs will be deemed a breach of Agreement.
4.8 Any abusive behaviour toward staff or other Customers will be deemed a breach of Agreement.
4.9 Any actions taken by the Customer or their guests that in any way damage the premises or unnecessarily interfere with others use of the facility will be a breach of Agreement.
5. Use
5.1 The Customer agrees not to store illegal substances, perishable items, hazardous materials, firearms, explosives, or flammable materials in the Storage Space.
5.2 The Customer must, at all times, be aware of the contents of their Storage Space.
5.3 The Customer must not store any Goods, rubbish, or packing or transport material outside their Storage Space unless they have prior written consent. This includes in the ESS hallways, in Storage Spaces that they're not authorised to use, or outside the building. In the event that items are found to have been left outside of a Storage Space, a cleaning and/or removal fee may be incurred.
5.4 The Customer warrants that they are the owner of the Goods in the Space, and/or are legally entitled to deal with them in accordance with all aspects of this Storage Agreement
5.5 ESS does not have, and is not be deemed to have, knowledge of what Goods are stored in the Customer's Storage Space.
5.6 The Customer must maintain their Storage Space in a clean and tidy condition. If they fail to do so, ESS may rectify at the Customer's cost.
5.7 The Customer agrees not to alter, mark, paint, nail, drill, stick, damage or attach any structure or property to any part of their Storage Space.
5.8 The Customer must not reside, or permit anyone to reside, in their Storage Space.
5.9 The Customer must not operate any electrical, combustible, or mechanical equipment in their Storage Space unless the use of such equipment assists in the process of storing or removing Goods. Under no circumstances is any electrical, combustible, or mechanical equipment to be used in a Storage Space while the Storage Space door is closed.
5.10 The Customer must not operate a business out of, nor permit a business to be operated out of their Storage Space, except where the sole business activity is storage.
5.11 If both lock holes in the storage door are occupied with the Customers own locks and they are found to be in arrears, ESS reserves the right to cut and remove the lock/s as required in order to secure the unit.
6. Notices
6.1 Notices issued by ESS will typically be issued by email. All parties agree that an email or letter to an address given by the Customer in the Storage Agreement, or to an address subsequently notified by the Customer in writing, will be deemed as giving full legal notice.
6.2 Notices issued by the Customer must be issued via email or in writing to ESS's address as detailed in the Storage Agreement.
6.3 Notices emailed will be deemed to have been received within 1 working day of transmission. Notices posted will be deemed to have been received within 3 working days of posting.
6.4 In the event that a particular Storage Space is controlled or allocated to more than one Customer, notice to or from any single one of those Customers is agreed to be sufficient for the purposes of any notice requirement under the Storage Agreement.
7. Security and Insurance
7.1 Whilst ESS has installed various security devices for the security of the overall area, ESS is not guaranteeing any Storage Space as secure. The Customer is storing their Goods at their sole risk and it is their sole responsibility to secure their Storage Space.
7.2 ESS is not responsible in any way for the transport, disposal, upkeep, insurance, maintenance or any other form of management of the Goods brought to the premises by the Customer, including Goods which are not securely stored in a Storage Space.
7.3 ESS does not provide insurance for Customer's Goods.
7.4 The Customer is responsible for insuring their own Goods against loss, theft, damage, or destruction as well as against damage that their Goods could cause the premises or other persons Goods.
7.5 Should the Customer choose not to insure their Goods, they accept that they are stored entirely at the their own risk and no claims will be considered by ESS regardless of causation of damage or loss
8. Termination
8.1 Should the Customer terminate the agreement within any fixed period agreed to within in the Storage Agreement, all Storage Fees will still be payable for the full fixed period.
8.2 Upon finalisation of any fixed term agreement, all Agreement's will revert to a month by month agreement at the current market rate.
8.3 Outside of any fixed period agreement, the Customer may terminate the Agreement with 14 days written notice.
8.4 ESS may terminate the agreement at any time with 14 days written notice to the Customer should they be in breach of this Agreement in any way. In this event, any prepaid amounts relating to a period after the termination date, less any fees or charges due, will be fully refundable. The contents of the Storage Space will be secured and held for 14 days, and the Customer may make arrangements with management for their collection, provided that their account, including any additional fees and costs, is up to date. Should such arrangements not be made or Goods remain after 14 days, disposal of Goods will take place in accordance with Clause 9 of these Terms and Conditions.
8.5 Upon termination, the Customer must remove all Goods and rubbish from the Storage Space and leave it in clean and undamaged condition. Any make good required will be undertaken at the Customer's cost.
8.6 Upon termination, any Security Deposit paid will be first applied to any outstanding charges with any balance refunded.
9. Default and Disposal of Goods
9.1 Should any debt remain outstanding 7 days beyond the due date ESS will secure the Storage Space and suspend access to the Storage Building. Access to the Storage Space and Storage building will be reinstated within 1 business day of the Customer's account being paid in full, including any additional fees and charges.
9.2 Should any debt remain outstanding 28 days beyond the due date, ESS will terminate the Storage Agreement and give advice of termination. The contents of the storage space will remain available to the Customer for 14 further days provided they pay their account in full, including any additional fees and costs incurred.
9.3 Should the goods remain uncollected after 14 days, ESS will gain entry to the Storage Space and commence disposal and/or cleaning as required. ESS may incur costs accessing, sorting, managing, cleaning, advertising of Goods and disposing of Goods, which they will on charge to the Customer.
9.4 If ESS reasonably believes it is a health and/or safety risk to sort, document, advertise and/or dispose of the Goods in the Storage Space, ESS may dispose of some or all of the Goods without sorting, documenting or advertising them.
9.5 Due to the potential health and safety risks in handling the Customer’s Goods if undertaking any sale or disposal, ESS need not open or empty any containers (including bags, boxes and folders) to sort, document or advertise the contents therein, and may instead elect to dispose of all such items without opening them.
9.6 If, in the reasonable opinion of ESS, a default Customer’s Goods are deemed either not saleable, or fail to sell when offered for sale, or are deemed as being not of sufficient value to warrant the expense of attempting to sell, ESS may dispose of the Goods stored in the Customer’s Storage Space by any means available to them.
9.7 Any funds received in the disposal of the Customers Goods will be first applied to satisfaction in full of any outstanding account including costs, fees and charges, with the balance available to the Customer on request.
9.8 Any termination of the contract and/or disposal of the Goods does not remove ESS's rights to recover any outstanding charges from the Customer.
9.9 ESS claims a contractual lien over the Goods in the event any moneys are owing under the Storage Agreement and the Customer herein gives consent to ESS registering such interest on the PPSR.
9.10 In the event The Customer has more than one space, default on any Storage Space will result in ESS taking default action against all of the Customer's Storage Spaces.
10. Liability
10.1 ESS is not liable for any loss or damage to the Customer's Goods.
10.2 The Customer indemnifies ESS against any claims arising from the Customer's use of the Storage Space and access to that space.
11. Governing Law
11.1 These Terms and Conditions are governed by the laws of Queensland, Australia.
11.2 Any disputes arising from the Storage Agreement shall be resolved in the courts of Queensland.
12. Severability
If any provision of these Terms and Conditions is deemed invalid or unenforceable, the remaining provisions shall remain in full force and effect.
13. Assignment
The Customer must not assign, sub-license or otherwise deal with the rights and obligations under this Agreement without the written consent of ESS.
14. Entire Agreement
These Terms and Conditions together with the Storage agreement constitute the entire agreement between ESS and the Customer regarding the use of the Storage Space. This contract supersedes any prior agreements or discussions and takes precedence over the Storage Liens Act of 1973 where any conflict may occur.
